How to Purchase a Home in Waterview Homes Ouray

STEP 1

Look into the Deed Restriction (information here) and fill out the Deed Restriction Prequalification Checklist to determine if you meet the basic qualifications for the Deed Restriction. If you think you qualify based on the form, move on to step 2. If you are unsure, contact jim@impactdf.org at Impact Development Services.

STEP 2

Select one of the available homes that you’re interested in and contact a mortgage lender to obtain a prequalification letter for a mortgage. We encourage prospective homebuyers to explore Rural Homes’ preferred lenders for financing options. You can use our Mortgage/AMI estimator to calculate your estimated mortgage costs. Homes in Waterview will be ready for move-in by the end of 2024.

STEP 3

Complete and submit the Deed Restriction Application on the Impact Development Fund website. A complete Deed Restriction application is required to purchase a home.

STEP 4

Finalize the selection of the home you want to purchase and contact the Rural Homes team at info@ruralhomesproject.co. Rural Homes will then contact you to complete a real estate purchase contract. If there are unforeseen delays, an amend/extend agreement to the purchase contract may be necessary.

STEP 5

When your selected home is ready, the Ouray Building Inspector will conduct the final inspection and issue the certification of occupancy. Rural Homes staff will contact you right before this happens so that you can begin to complete the mortgage process.

STEP 6

Close on the purchase of your new home, and sign all necessary documents with your lender, Impact Development Services, and Land Title.

STEP 7

You move in and conduct a new homeowner orientation walk-through with Rural Homes staff.
