How to Buy a Waterview Home

Follow the Steps below to learn how to buy a new home in Ouray!

STEP 1

Look into the Deed Restriction (info here) and fill out this Deed Restriction Pre-Qualification checklist form to determine if you qualify for the basic requirements of the Deed Restriction. If you think that you qualify based on the form, move on to step 2. If you are unsure, reach out to Impact Development Services at jim@impactdf.org

STEP 2

Pick one of the available homes that you’re interested in and contact a mortgage lender to obtain a pre-qualification letter for a mortgage. We strongly encourage you to explore our preferred lender’s financing options, and check out our Mortgage/AMI estimator. Homes will be ready for move in by the end of 2024.

STEP 3

Complete and submit the Deed Restriction Application by visiting the website of Impact Development Services here. A complete Deed Restriction application is required to purchase a home.

STEP 4

Finalize the selection of the home you want to purchase and let the Rural Homes team know by contacting info@ruralhomesproject.co. We will then contact you to complete a real estate purchase contract. If there are unforeseen delays, an amend/extend agreement to the purchase contract may be necessary.

STEP 5

When your selected home is ready, the Ouray Building Inspector will conduct the final inspection and issue the certification of occupancy. We will contact you right before this happens so you can begin to complete the mortgage process.

STEP 6

You close on your new home and sign all necessary documents with your Lender, Impact Development Services, and Land Title.

STEP 7

You move-in and conduct a new homeowner orientation walkthrough with Rural Homes staff.
