How to Buy a Pinion Park Home

Follow the Steps below to learn how to buy a new home in Norwood!

STEP 1

Look into the Deed Restriction (info here) and fill out this Deed Restriction Pre-Qualification checklist form to determine if you qualify for the basic requirements the Deed Restriction. If you think that you qualify based on the form, move on to step 2. If you are unsure, reach out to the San Miguel Regional Housing Authority at admin@smrha.org or by calling 970-728-3034.

STEP 2

Pick one of the available homes that you’re interested in and contact a mortgage lender to obtain a pre-qualification letter for a mortgage. We encourage you to explore our preferred lender’s financing options and check out our Mortgage/AMI estimator for reference. New homes are available now and will be sold on first come first serve basis.

STEP 3

Once you have a mortgage pre-qualification, reach out to us at info@ruralhomesproject.co to sign a real estate contract. STEP 4

Once signing a contract with Rural Homes, you must complete and submit the deed restriction application with San Miguel Regional Housing Authority (SMRHA) within 20 days of signing the contract. We strongly encourage you to make an appointment with SMRHA staff to assist with this application. Contact email admin@smrha.org or call 970-728-3034. If you fail to qualify for the Deed Restriction and you must void your contract because of this, you will be eligible for a refund of your contract deposit/escrow.

STEP 5

You complete the mortgage process with your lender.

STEP 6

You close on the purchase of your new home and sign all necessary documents with your Lender, SMRHA and Land Title.

STEP 7

You move-in and conduct a new homeowner orientation walkthrough with Rural Homes staff.
